Mr. Sterba: The entire package that Continental put forward, and then as we went into the discussions and negotiations with them is what lead us to the decision that they were the best entity to sell the property to, and also to buy the electric properties from. I don't think we would have been able to buy the electric properties without selling them the gas properties. They were not trying to sell the electric properties at all. Mr. Brock: So in terms of New Mexico customers that are currently served by PNM for both commodities, what does it mean for them in the future? Mr. Sterba: I think in the near term it means virtually nothing. We are committed to making a seamless transition over the course of the next year. We will continue to provide some support services after the transaction closes to Continental for up to a year to help continue to make it seamless.
